Bathrooms and Laundries:
Do not underestimate the value of a private internal laundry facility. It is only after moving out to an apartment complex that I have truly gained the appreciation for a private washing and drying facility. Wash clothes is one of those crappy never-ending chores. For anyone that has a few clothing items that need special washing or drying care, having your own washing machine and drying area is a godsend. Nothing shreds your precious threads like an industrial washer and drier and for some clothing items, a laundromat is not appropriate. The only option left is expensive and time consuming trips to the dry cleaner. Honestly, the liberty to wash and dry your clothes at your own discretion can not be over emphasized.
A laundry area does not need to be large but it should provide enough space to house a washer and dryer appropriate to the number of people likely to inhabit the place. A laundry tub and space to store dirty laundry/powders etc should be available. An outdoor drying area should be well positioned to enable effective drying. Many houses have a designated drying area in pokey shaded area squeezed in a side access passage. Whilst this is effective use of space, it isn’t necessarily a good drying area and the facility won’t be getting used. Something demountable which does not impinge on outdoor entertaining is a good idea. Access from the laundry to outdoor drying should be easy. Carting a heavy load of wet laundry can be heavy and ideally you don’t want to be navigating through your interior spaces to get to the clothes line.

They tend to be one of the more expensive areas in a house to renovate so you want to make sure that you’ve got a solid foundation to start with if you’re looking at purchasing a property that needs a bit of work. The expense of bathroom renovations is the amount of plumbing, treatment and finishing that need to go into it. Modifying the size and shape is the most expensive aspect of bathroom modifications. Look for decent sized bathrooms with a good layout. Replacing fittings or updating vanities, sinks even bathtubs is a cheap and effective way of bringing a dated bathroom up to scratch. Relocating a bath, sink and knocking out walls are all doable but much more expensive and time consuming modifications.
Most modern homes have a good sized bathroom and there is nothing quite as annoying as having to squeeze into some sardine can of a room to get yourself looking your best each morning. Bathrooms can be the site of mould and mildew problems which can be difficult to fix. Make sure there is a good ventilation system and preferably a window to allow some natural airflow. If you’ve found a bargain home with a musty bathroom investigate ventilation options before you purchase. Installing a forced ventilation system can be costly depending on the home and requirements. A bath tub can add to the value of a home and is really a must for a family style home.
