Choosing an agent who will handle the sale of your property may be one of the most important decisions you will make. A property is one of the biggest investments you’ll likely be engaged in. So it makes sense that you want to get the best price and the best way to do this is to choose a good agent.

There are plenty of real estate agents in the marketplace but finding one who’ll do your property justice can be a tricky process. You want to make sure that whichever real estate agent you settle on is going to represent your best interests rather than looking for a quick turn around and easy buck. One way to establish an agent’s profile is to look at the weekend newspapers and see which agency are marketing effectively. Marketing and advertising is crucial to a successful sale. It is the means that an agent gets you property publicized and the way that potential buyers are introduced to your property.


Another good tip is to ask friends, family and colleagues for their personal recommendations, particularly those who have sold property in the same area. Neighbours can often provide recommendations with real estate agents that they may have dealt with in the local area. Be sure to check out the real estate’s website and make sure they advertise their properties prominently. You’ll be charged a fee to cover advertising so it is a sound idea to check up on a real estate agent and make sure they’re doing their job. List all the places they’ve said that they will advertise your property and check weekly to make sure they’re keeping up their end of the bargain. Sometimes newspaper adverts can be missed and if you don’t personally keep tabs, very few agents will be honest enough to offer compensation for a missed media advertisement.


To make sure that you are getting a quality service it is always a good idea to check to see what industry bodies your real estate agent is a member of. There are Real Estate Institutes in every state and territory within Australia and they will list their constituent real estate members. Agents who are a member of their local state Real Estate Institute can offer a property seller a little more piece of mind as these real estate agents are required to attend regular specialised training courses, update their knowledge of legislation affecting the property industry and should understand better than anyone the value of your property. As members they are also compelled to stick to strict business practice standards when it comes to real estate transactions.

This is what your agent should do for you when selling your property:

• The agent will use market analysis and comparative sales techniques to determine the value of your property;
• Provide you with an effective marketing plan;
• Ask you for recent rates notices, title information and a copy of your mortgage documents;
• If your property is a unit or townhouse, they will ask you for property details to complete a disclosure statement that the law requires to be given to potential buyers;
• Negotiate their commission and advertising costs with you;
• The agent will ask you to complete minor repairs before listing the property;
• The agent will ask for access to the property at all times once it is listed;
• The agent will ask you to maintain the presentation of the property.
