Here are some tips for those of you on the house hunting trail;
1. Don't be put off by bad weather. Instead take to oppertunity to check the property for leaks and poor drainage. You can also see how the property negotiates damp. Visiting soon after a downpour will let you know if there are any drainage issues with the property.
2. Contact local agents to research recent sale values in the area. It pays off to do the homework and find out what you may be expected to reasonably pay for any given property. You can use this knowledge to bargain when it comes to negotiating a settlement price for your potential buy. A bit of background research will also make sure that you don't over capitalise.
3. Always obtain building and pest reports on any property in which you are seriously interested. You want to make sure your property is in sound structural order and is not ridden with pests. Finding out about building or pest problems after you've purchased can be disasterous and may lead to unforseen expenses as well as lengthly repair works.
