Boost the Price of Your House

When it comes time to sell, these are a few tips to help increase the sales potential and return on your house.
1. Clean! It sounds pretty obvious but it is surprising how much of a pigsty people will leave their houses in when it comes time for an open inspection. Property developers and savvy investors may be able to see past the clutter. They’ll look for the potential in a property rather than getting hung up on some grimy bathroom tiles. However, the whole ethos behind boosting the selling price of your property is to generate a bidding market. The more people that are interested in your property, the more competition come selling day.
Getting your house clean and presentable should be too much of a hassle or expense. Get your kids to clean their rooms. Put away any junk that may be lying around and make their beds. Open the windows prior to the inspection and get some fresh air circulating. If you’ve got pets in the louse, take the effort to remove any pet odour. Get a friend to check for pet odor as pet owners will usually have difficulty detecting the odor of their own pets. Give the kitchen and bathroom areas a particularly good scrub. Small things like caked on muck around the cooktop can put people off. The garden is another area for concentration. Get the grass trimmed and make sure the yard isn’t looking like a cross between a dumpster and the Amazon. Finally, be sure to put everything away neatly. People will be opening cupboard doors and snooping closet spaces. Shoving things into the closets and proverbially hiding the rubble under the rug is not going to come across well.
If you are not in the mood to get your place spick and span get a cleaning agency or specialist service to get your place looking presentable. There are professional services which will hire out plants, furniture and conduct a bit of interior design to get your place looking its best for an inspection.
2. Do those odd jobs. The chipped tile, leaking tap or stained toilet bowl may not have worried you, but it could potential turn a buyer off your property. If there are any odd jobs lying around which are not going to cost and arm and a leg to fix be sure to invest some time into attending to them. If there is a slight defect that can’t be fixed in time try not to draw attention to the area. Don’t stick a feature painting above the cracked mantelpiece. If you want to be sneaky there is always the option of trying to hide a problem but if the buyer gets wind of your devious plans with a minor broken paver you can bet that they’ll be assuming you’ve got a bunch of other bigger problems hidden throughout the property. The best way to minimize the cost of small repairs is to try to fix them yourself. For some jobs this isn’t always possible. Make sure you are capable of fixing anything you attempt to DIY before you embark on the project. Repairing a botched DIY job can be even more expensive than fixing the original problem.
