Glenorchy borders the northern edges of Hobart, and forms part of the Greater Hobart area. In the city centre is the Glenorchy Aquatic Leisure Centre, one of the more popular pools in southern Tasmania. The Tasmanian Transport Museum, open weekends, features old trams and trains now retired from serving Hobart's public transport needs.Three of the state's premiere entertainment venues are located in Glenorchy. The Royal Hobart Showgrounds are used year-round for pacing and greyhound racing, and each October for the Royal Hobart Show. Elwick Racecourse, virtually opposite, is the home of thoroughbred horseracing in the state. Next door to Elwick is the Derwent Entertainment Centre (DEC), used for concerts.

Sub Letting your Rented Place

Sub-letting is where you enter into a residential tenancy agreement and later give another person the right to occupy all or part of the rented premises, but you keep the tenancy in your own name. You would be known as the head-tenant and the person you sub-let to is called the sub-tenant. The sub-tenant’s name is not on the original agreement, but they should enter into a further residential tenancy agreement with you. Sub-letting often occurs in share housing where there is a high turn-over of tenants.

Before you can sub-let the premises you must have the written permission of the landlord/owner of the property. A landlord can refuse permission for you to sub-let, even without reasonable grounds.

The Selling Process - Contract of Sale

A residential property cannot be advertised for sale until a Contract of Sale has been prepared. The contract must contain a copy of the title documents, drainage diagram and the Zoning Certificate (s 149) issued by the local council. Property exclusions must also be included and a statement of the buyer’s cooling off rights must be attached.

The draft contract must be available for inspection at the agent’s office. It is important that you consult your solicitor or conveyancer about preparing the contract to make sure that everything is in order.

1. Don't be put off by bad weather. Instead take to oppertunity to check the property for leaks and poor drainage. You can also see how the property negotiates damp. Visiting soon after a downpour will let you know if there are any drainage issues with the property.
