Only one kilometre from the Brisbane CBD, Fortitude Valley has developed into a business district in its own right. As with its neighbouring suburbs, Fortitude Valley has undergone extensive redevelopment over the last decade.

A mix of commercial and residential, much of the business activity around the Valley happens between St Pauls Terrace and McLachlan Street. Of the residential housing available in the area, new unit and apartment complexes make up the majority, attracting many young singles and couples to the area.

It was once the central business district for the Town of Boulder, but since amalgamation with Kalgoorlie, it is now more of a historical local centre. If you've got a bad credit history, self-employed or casually employed and shopping for a mortgage, it is most likely that you've been offered a lo-doc home loan from any lender you've consulted. For some people, a lo-doc or no-doc home loan is the only option available to them. The distinct advantage of a lo-doc home loan is that you won't need to give your lender or mortgage broker as many documents to prove your income, assets and liabilities.

Typicallly, a lender will require you to produce payslips, tax returns or other proof of income in the process of applying for a home loan. This documentation is used by the lender to determine how much they predict you can afford to borrow. With a lo-doc home loan, you are usually just asked to state your income. This is known as self-verification. A lo-doc home loan may be a foot in the door for many would be investors, but there are a few catches which apply to the convenience of self-verification.

What is Gazumping?

Gazumping occurs when you have a verbal agreement with an agent or seller to buy a property at an agreed price; and you pay an ‘expression of interest’ deposit. At this point the property is not sold to you and there is no contractual obligation that legally binds you to the final ownership of the property. Gazumping usually happens when the vendor (the person selling the property) has decided to sell the property to someone else, usually for a higher amount.
