I’m breaking this post up into two installments for today and tomorrow. Basically I’m going to cover the nuts and bolts of acquiring, owning and selling and property with a focus on the tax side of things. This will be a good little check list for anyone going through the stages of getting a place and making sure they’re up to date with government requirements.

For most young to middle age people, having a mortgage is a fact of life. For some it is a burden they’ll carry for most of their lives. For most mortgage repayment systems, if you stick to the minimum repayment schedules the term of your loan is going to be between 25 to 30 years depending on how much you borrow and the agreed minimum repayments. The wonders of compound interest make paying off your loan quicker a simple way to reduce the total amount that you’ll be forking over to the lender over the period of your mortgage.

When you tally it up, even small contributions can make a significant impact. The key to making a sizable dent in the total repayment amount is to get in quickly and get in early. The faster you can start sacrificing additional payments to reduce your mortgage they better. These are some simple tips you can follow to reduce the burden of a mortgage in the long term.

Burleigh Heads is directly in-between Coolangatta and Surfers Paradise offering a wonderful National Park where you can get to see some fabulous scenery and a range of wildlife, as well as some great Gold Coast beaches. Flip This House

October 13th 2006 00:58
For those that are interesting in property development as a means of making money I’ve discovered this little nugget of a tv show in the US called ‘Flip This House.’ It is much like the reality doco-soap style renovation shows that are shown in Australia except that there is far less emphasis on stupid tv presenters, boring gimmicks/theatrics and far more useful information for anyone who is interested in the house flipping market.

What is house flipping? It’s the latest craze in the real estate market that has started up in markets internationally. Everyday people with a little introduction to the property market and housing development are buying into properties and transforming derelict lots into superbly designed new homes, all within a matter of weeks. It all looks like a quick way to make a buck and I guess the TV presenters do a good job of selecting the successful contestants.

Battery Point, TAS

October 11th 2006 00:30
“Better Know a Suburb” crosses Bass Strait and checks out the property scene over in Hobart. More specifically, Battery Point. Battery Point is an old port and maritime village. It has kept much of its old world charm when the area was first colonized over 100 years ago. It is a relatively isolated area that hosts a number of pretty buildings including the Arthur Circus Cottages and St. George's Anglican Church. There is an exculsive and thriving real estate market in Battery Point. Many people are drawn by the isolation and local beauty of the area, whilst still being in close proximity to the events and lifestyle of central Hobart.

“Better Know a Suburb” treks over to South Australia today to look at the hot property market in Ascot Park. Ascot Park is located in the inner Southern suburbs of Adelaide. The housing market has shown a relatively good level of growth over the last 12 months and apartments have performed outstandingly. The suburb is a relatively small community which is very family orientated. Facilities within the suburb are scarce, but surrounding suburbs provide the major attractions and needs for the Ascot Park residents.

Sticking with Western Australia which is the hot real estate area of the Australian property market South Perth is getting a look in for today’s “Better Know a Suburb.” South Perth is a highly popular area for residential and commercial property due to its location near the river and central business district. South Perth is separated from the Perth CBD by the Swan River, and with its stunning river views, is one of the more affluent areas of Perth. There are many new high rise style apartments that have been developed along the foreshore and also luxurious mansion style freestanding homes. Significant numbers of townhouses and some older houses fill out in the residential profile of the suburb.

Carramar is the focus of today’s “Better Know a Suburb.” Carramar is located in Western Australia, 28km from Perth’s CBD. It is an area that has seen some phenmomal growth in the real estate market over the last 12 months. Residential houses have increased in value by almost one quarter of their initial value over the period of a year. In real estate terms, that is a fantastic return. The majority of homes in Carramar are single storey. Many featuring well groomed, established gardens. The occasional 2 storey home is appearing now in the newer parts of the suburb where block sizes are smaller.

West End, QLD

October 2nd 2006 00:11
Another day, other “Better Know a Suburb.” We’re heading to the northern reaches of Australia’s east coast and checking out a great little suburb in Brisbane that’s on the upward move, West End. The West End is very close to the Brisbane CBD – only 1.5 km south-west. Once a heavily working class area, developers and trend setters have moved in to funk up the area. There’s a mixture of older homes and new developments on the property market and the area is earmarked as a growth area.
